VACANT PROPERTY REGISTRATION

The City of Fort Lauderdale has enacted an ordinance that requires lenders to register vacant and/or abandoned properties with the City’s Code Compliance division. The Mortgagee of an abandoned residential real property, holding a mortgage that is in default, must register the property. They must provide the City with, among other things, the name and contact telephone number of the service provider or local property management company responsible for the maintenance of the property.

The property is registered annually until it is no longer in default. There is an annual registration fee of two hundred dollars ($200) per property.

LlEN AMNESTY PROGRAM

The Lien Amnesty Program allows qualified property owners with code violations an opportunity to clear outstanding code enforcement liens at a reduced rate, once the violations are brought to compliance. Click the Lien Amnesty Program link to learn more.

 ADMINISTRATIVE PARTIAL RELEASE OF LIEN

Properties with cross attaching and/or foreclosed liens may be eligible for an administrative partial release of lien. The procedure for approval of an administrative partial release of lien (“APROL”), requires completion of an application and submission of date stamped photos taken within the past 30 days of the front, rear, and both sides of the property. Once reviewed and approved by the Community Enhancement and Compliance supervisors, you will be notified as well as the City Attorney's office ("CAO"). The CAO will further review the application for approval. If approved, the cost of an approved APROL is $500.00 per case.

Note: If the property is not in full compliance, the request for the APROL may be rejected. The Common Code Violations Diagram provides an illustration and description of the compliance requirements that must be met for the APROL request form to be accepted.
