Proposed Ordinance Updates for the Sailboat Bend Historic District

As a related effort, updates are proposed to the Sailboat Bend Historic District Ordinance, Section 47-17 of the Unified Land Development Regulations (ULDR). These amendments address the following:

  • Align existing language with recent updates to the Section 47-24.11 - Historic designation of landmarks, landmark site or buildings and certificate of appropriateness of the ULDR; and
  • Remove “15-Day Administrative Approval” process language from SBHD section and placement into Section 47-24.11.E. of the ULDR to align with all other processes for administrative approval. 
  • Reorganize the Material and Design Guidelines to create "Design Standards" which identifies treatments to contributing and non-contributing properties as well as commercial properties and “Site Design Standards” that are applicable to all properties within the boundaries of the historic district including standards for placement and materials for fencing.

In an effort to help explain the impacts of the proposed changes to the Sailboat Bend Historic District Ordinance, Section 47-17 of the Unified Land Development Regulations (ULDR), attached are comparisons between the existing ordinance and the proposed updates. The ordinance presents multiple changes that are broken down within the comparison charts with color coding to help highlight where the changes have stayed the same, become less restrictive, is based on the existing Historic Preservation Design Guidelines, or has become more restrictive than previous code.
